THE ROLE

We have partnered with a well-established and reputable Real Estate Development company known for its commitment to quality, innovation, and building thriving communities.

As a Senior Project Accountant, you will play a critical role in managing the financial aspects of a portfolio of development projects and properties. You will work closely with multiple departments, including development, construction, property management, and finance, to ensure the accuracy and efficiency of financial reporting, budgeting, and forecasting.

Responsibilities

  • Oversee budgeting, forecasting, financial reporting, and analysis for a portfolio of development projects and properties.
  • Collaborate with Development and Project Managers to monitor project costs, resolve variances, and validate financial assumptions.
  • Support Development and Property Managers throughout the full project lifecycle, from initial setup to completion and close-out.
  • Ensure accurate setup of project budgets and commitments, aligning with agreements and project cost codes.
  • Track lender and equity-funded portions of projects and maintain cash flow projections from pre-development to completion.
  • Prepare and submit construction loan draws, liaising with project quantity surveyors and lenders.
  • Monitor, review, and reconcile project budgets, holdback accounts, loan draw requests, and invoices.
  • Manage cash flow and funding requests to ensure sufficient project financing.
  • Generate financial reporting packages for internal management, development partners, and financial institutions.
  • Work with the Director of Finance on project loan financing and the VP of Capital Markets on investor relations.
  • Lead the project close-out process, ensuring timely completion of all financial activities.
  • Review and analyze monthly working paper files, perform bank and balance sheet reconciliations, and record project journal entries.
  • Support compliance filings, financial reporting requirements, year-end audits, and special projects.
  • Identify risks, inefficiencies, and process gaps, implementing solutions for continuous improvement.

Qualifications & Skills

  • CPA designation with 5+ years of accounting experience in real estate, development, or construction.
  • Proficiency in Yardi and Microsoft Office Suite.
  • Experience managing long-term, complex, multi-phase development projects.
  • Strong understanding of legal entity organizational structures.
  • Expertise in cash management, budgeting, and financial reporting.
  • Ability to develop complex financial models and present project insights to senior leadership.
  • Strong analytical and problem-solving skills, with attention to detail.
  • Excellent communication and interpersonal skills, capable of engaging with stakeholders at all levels.
  • Ability to multi-task and manage competing priorities in a fast-paced environment.
  • Capable of working both independently and collaboratively within a team-oriented setting.
