THE ROLE
STRIVE Recruitment is partnered with a growing and entrepreneurial real estate, marina, hospitality, and property management organization in the search for a Controller to join their team in Vancouver, BC. Our client operates a diverse portfolio of commercial and mixed-use assets alongside active development and property management operations across Western Canada.
This is an exciting Controller opportunity for a hands-on and operationally minded finance professional who enjoys building processes, creating structure, and partnering directly with ownership in a growing organization. The Controller will play a key role in establishing and leading the accounting function while supporting both property operations and development activities across the portfolio.
The Controller will report directly to ownership and will be responsible for overseeing and managing the accounting function across multiple entities and properties. This individual will lead day-to-day accounting operations while helping implement systems, controls, and scalable processes to support continued growth.
The role requires someone who is comfortable operating both strategically and tactically - someone who can build structure while also remaining hands-on in the details.
KEY RESPONSIBILITIES
- Lead and oversee the day-to-day accounting operations across multiple entities and properties
- Prepare and review journal entries, reconciliations, and month-end reporting
- Oversee Accounts Payable and Accounts Receivable functions for accuracy and completeness
- Review job cost reports, proformas, and construction-related financial reporting
- Prepare monthly financial statements, cost reports, and budget variance analysis
- Assist ownership with cash flow forecasting, tax planning initiatives, and corporate finance management
- Monitor and enforce internal controls, accounting policies, and operational procedures
- Lead the implementation and setup of YARDI and other accounting systems/process improvements
- Prepare construction loan draws and lender reporting for development projects
- Review mortgages and maintain reporting requirements with third-party lenders
- Oversee CAM reconciliations and tenant recoveries in accordance with lease agreements
- Assist with annual budgeting processes for both corporate entities and properties
- Manage and oversee year-end financial statement preparation and external reporting requirements
- Work closely with property management and ownership to support operational and investment decisions
- Hire, mentor, and develop the accounting team over time
REQUIREMENTS
- A CPA designation is required
- 7+ years of progressive accounting experience within property management, real estate, or development
- Strong understanding of income-producing property accounting and real estate transactions
- Experience managing intercompany transactions within complex corporate structures
- Strong knowledge of Canadian tax compliance and GST implications related to property management and development
- Experience with budgeting, forecasting, lender reporting, and cash flow management
- Previous experience implementing or working within YARDI is considered a strong asset
- Advanced Microsoft Excel and financial systems skills
- Strong leadership, communication, and interpersonal skills
- Ability to balance strategic thinking with a willingness to remain hands-on in day-to-day operations
- Detail-oriented, highly organized, and capable of managing multiple priorities simultaneously
COMPENSATION & BENEFITS
- Competitive base salary of $110,000 – $130,000
