THE CLIENT
Our client is one of Canada’s leading property management and leasing organizations, managing a massive portfolio globally across residential, office, retail, and industrial properties. They are looking for a Handyman Maintenance Building Manager to support with the maintenance and overall operations of a new 30+ story building in Vancouver.
The shift times for this position run from 8 AM to 4 PM Monday to Friday, with additional availability for response to emergencies and work orders that may emerge. The Maintenance Building Manager will be responsible mainly for the administrative duties, including vendor management, work order maintenance, professional responses to residential owners, and critical part ordering, as well as budgeting. The right person will have the hands-on mechanical ability to deal with plumbing, some carpentry, and building repairs when needed.
RESPONSIBILITIES
- Lead, mentor, and support maintenance staff, contractors, and external service providers to ensure efficient day-to-day operations.
- Set clear expectations, provide ongoing coaching, and assist with team performance evaluations in collaboration with management.
- Coordinate and schedule maintenance activities to maintain high service standards and operational efficiency.
- Ensure compliance with applicable safety regulations, building codes, tenancy legislation, and workplace health and safety standards.
- Oversee preventive, routine, and emergency maintenance programs while maintaining accurate service records and documentation.
- Conduct regular property inspections, including common areas and vacant suites, and ensure timely completion of follow-up actions.
- Manage suite turnovers to ensure units are prepared and move-in ready for new residents.
- Perform and supervise general repairs, including minor plumbing, electrical, painting, and maintenance work.
- Monitor and maintain building systems such as HVAC, boilers, fire safety systems, and elevators, ensuring servicing and testing are completed on schedule.
- Maintain accurate inventories, maintenance logs, and service documentation using property management systems.
- Deliver excellent resident service by responding promptly to maintenance requests and fostering positive relationships with residents and vendors.
- Support sustainability initiatives by promoting environmentally responsible practices and responding quickly to environmental or safety concerns.
- Participate in staff engagement and community-focused initiatives as required.
- Perform additional maintenance-related duties, including occasional heavy lifting, as needed.
REQUIREMENTS
- A minimum of 5 years of maintenance experience in plumbing, carpentry, and construction work, preferably in a residential setting.
- 1+ years of experience in a Supervisory role is a big asset.
- Understanding of compliance with the Residential Tenancies Act, WorkSafe BC, RentSafe, etc.
- ERP and computing systems experience to be able to administer work orders and handle spare parts.
- WHMIS and First Aid certified preferred.
- A commanding customer-first approach mentality to best service repairs for all tenants.
- Excellent mechanical ability to handle different systems, including pneumatic and control systems.
- Experienced in performing tests on residential equipment.
- Strong organizational and leadership skills to motivate the maintenance team.
COMPENSATION
- $70,000 to $80,000 with room for negotiation for the right candidate.
