THE ROLE

Our recruitment team is currently working with a commercial real estate ownership group seeking a Leasing Manager to oversee leasing performance for a prominent downtown Vancouver office property located on Granville Street. The building comprises approximately 220,000 sq. ft. of office space across roughly 120 units, and this role will play a key part in driving occupancy growth and positioning the asset competitively within the market.

Reporting to the General Manager, the Leasing Manager will be responsible for leading all leasing and marketing initiatives for the Vancouver asset, working closely with third-party listing agents, legal counsel, and internal stakeholders to execute new lease transactions, renewals, and expansions. This role will also contribute to leasing strategy development, market analysis, and tenant relationship management to support long-term asset performance.

This position offers the opportunity to take ownership of leasing performance for a major downtown office property and contribute strategic ideas and creative approaches to increasing occupancy. The successful candidate will bring strong landlord-side leasing experience, sound financial analysis skills, and the ability to negotiate and structure commercial office lease agreements. The role is fully on-site in downtown Vancouver and requires someone who can operate with urgency, initiative, and a strong understanding of the local commercial real estate market.

RESPONSIBILITIES

  • Lead and oversee all leasing activities for the Vancouver office property, including new leases, renewals, expansions, and tenant negotiations.
  • Work closely with third-party listing agents and external legal counsel to support leasing transactions and the preparation of lease documentation and agreements.
  • Develop and execute leasing and marketing strategies aimed at increasing occupancy and strengthening the property’s competitive position in the downtown Vancouver office market.
  • Analyze financial deal metrics, including Net Effective Rent (NER) calculations, financial modelling, and lease proposal analysis to support decision-making.
  • Maintain and update key leasing documentation including the rent roll and stacking plan, ensuring accurate tracking of tenant activity and space availability.
  • Build and maintain strong tenant relationships to support retention, renewals, and ongoing market intelligence.
  • Monitor and analyze local commercial real estate market conditions, including lease rates, vacancy trends, and comparable transactions.
  • Contribute to asset management reporting, annual leasing budgets, and marketing plans.
  • Maintain organized lease documentation and tenant history records within internal systems and databases.
  • Support the General Manager in identifying new market opportunities and contributing creative ideas to improve leasing performance.
  • Collaborate with internal teams and provide occasional strategic input to the leasing team supporting the company’s U.S. asset when required.

REQUIREMENTS

  • Minimum 6 years of relevant commercial real estate experience, including at least 3 years working on the landlord side of leasing.
  • Strong experience negotiating and structuring commercial office lease agreements.
  • Proven ability to analyze financial leasing metrics including NER calculations and deal economics.
  • Solid understanding of the Greater Vancouver commercial office leasing market, including market trends, vacancy levels, and comparable transactions.
  • Strong analytical skills with advanced proficiency in Microsoft Excel and the MS Office suite.
  • Experience working with Yardi or other property management/accounting systems is considered an asset.
  • Excellent communication, negotiation, and relationship-management skills.
  • Ability to work independently, demonstrate initiative, and bring creative ideas to improve leasing performance.
  • Mandarin language skills would be considered an asset but are not required.

COMPENSATION

  • $90,000 annual base salary, depending on experience.
  • Up to 10% performance bonus tied to leasing and occupancy performance targets.
  • Three weeks of vacation (15 working days) to start, with incremental increases beginning in year three.
  • Five paid sick days annually.

  • This is a fully on-site role based in downtown Vancouver.
